As a full-service management company, we tailor our property management services to the unique needs of each homeowner. We can do as little or as much as you require – everything from basic maintenance to managing renovations and upgrades. We offer the following services to any home within 25 miles of Orlando’s Walt Disney World Resort, provided the home meets our standards.

When considering short-term property management companies, homeowners often have several questions to ensure they make an informed decision. Here are some typical questions we often field from homeowners like yourself:
How much experience do you have in managing short-term vacation rentals?
We have been in business since 2004. Since that time we have taken more than 40,000 reservations and hosted more than 180,000 guests. We typically have about 30 short-term rental properties under our management at any given time to ensure we can offer the best level of service to each home, homeowner, and guest.
What level of occupancy should I expect for my vacation home rental?
While we can’t guarantee a percent occupancy for your short-term vacation rental, we tell our homeowners to expect anywhere from 55% to 85%, depending on several factors.
How do you determine the rental rates for my vacation home?
We closely monitor all market activity pertaining to short-term vacation rentals in the Orlando and Disney area. We also fluctuate our rates depending on low season, mid season, peak season, and holiday season. When determining the proper rate for your home, we look at the number of beds and baths, amenities, décor and appeal of the rooms, and much more. Of course, we also monitor the performance of similar properties in and out of our portfolio. Occasionally, we may suggest raising rates to keep pace with inflation. This is your home, so although we will make an educated recommendation for the rental rate, it is ultimately up to you to decide how much you’d like us to list it for.
How much money can I earn on my vacation rental property?
This is a complex question to answer on an FAQ page. However, we’d be happy to sit down with you and review estimates based on your desired occupancy rate, target rental rates, expected fees and expenses, and more. Of course, you’d be best advised to speak with your accountant or financial advisor on this matter. Evergreen Florida Vacation homes can not guarantee any level of income; we can only advise on expectations.
What marketing strategies do you use to attract guests and maximize bookings?
We are active on VRBO, Airbnb, and Google listings. We also invest heavily in our own website (which you are on right now). This includes adding new content and maximizing the site for search engine optimization (SEO) so we can drive organic web traffic to your listing.
How do you screen potential guests to ensure they will be responsible and respectful?
Unlike other property managers, there are certain channels we do not advertise through because we know they attract less than desirable guests. We also maintain a “do not rent” list for anyone who has been identified as unscrupulous or troublesome by either us or one of the resorts in which we manage vacation homes. We require all primary renters to be 21 or older and we have a strict limit on the number of guests per home. We also encourage homeowners of our larger properties to avoid weekend rentals as they often attract a loud party crowd, which we prefer to avoid.
What steps do you take to ensure the security and safety of my property?
All homes are accessed via a secure, code entry door lock. We change the codes for every new guest. We also collect a damage deposit authorization up front in the amount of $500, should any unforeseen damage to the home occur. All of our service partners (cleaning, plumbing, etc.) have been vetted over many years of partnership.
How do you handle maintenance and repairs? Do you have a network of trusted vendors?
Yes, we absolutely have a network of professional service staff. This includes cleaners, painters, pool servicers, roofers, HVAC personnel, cabinet and flooring specialists, and many more! We try to schedule all non-emergency maintenance for times between renters.
How frequently will my property be inspected and cleaned between guest stays?
At Evergreen Florida Vacation Homes, we clean all properties before/after every stay. We also inspect every property immediately before each stay. This inspection includes batteries for remotes, lightbulbs, proper cleanliness, available towels, placement of security gates around pools (if your home has a pool), and more.
What kind of financial reporting can I expect? How often will I receive statements?
We provide monthly statements in a detailed PDF report that includes all income and expenses. Our goal is 100% transparency. You will always know your exact costs, rental periods, and income for that period.
Do you provide 24/7 guest support in case of emergencies or issues during their stay?
Absolutely! We have a phone number specifically for guests that they can call for any reason. Someone will always field the call and address the concern promptly.
How do you handle the collection and remittance of vacation rental payments?
Payments are collected either via our website or through one of partner sites (VRBO, etc.) We collect a deposit at the time of booking and all remaining payment prior to guest arrival.
Can I still use my vacation home for personal use or block off certain dates for myself?
Of course, it is your home! You have the ability to block off as few or as many days on the calendar as you like.
Are you familiar with local regulations and compliance requirements for short-term property rentals?
Yes, we are licensed with the state of Florida, as well as Osceola and Polk counties. We always comply with regulatory requirements and abide by all health and safety guidelines. We will take care of acquiring the necessary license for your home as part of our service, at no additional fee.
Can you provide references from other homeowners?
Absolutely, and we attempt to do so from homeowners who have a similar size vacation rental property as yours. You will see some of those references on this website, and we can put you in touch with the homeowner if you would like to speak with them personally.
